HPC successfully secured a series of complex industrial subdivision and material change of use approvals across the 31 hectare Boral Brickworks site located at 2637 Ipswich Road, Darra.
The approvals included Reconfiguring a Lot (97 Lots into 5 Lots and 2 new Estate Roads), road dedications for the Ipswich Motorway upgrade and the further subdivision of a large portion of the original subdivision to create 5 new industrial lots and new road.
The industrial subdivisions were followed by a number of Change Applications to create additional industrial lots, a new link between Harcourt Road and Dowding Street, amendments to the Estate Road, modifications to drainage easements and the redesign of existing lots to accommodate individual material change of use applications (also managed by HPC) for a range of low impact industrial uses.
The original reconfiguration application involved detailed dialogue with a number of concurrence agencies including the Department of Transport and Main Roads (land adjoining a State controlled road and adjoining a Railway Corridor) and the Department of Environment and Heritage Protection (land listed on the Environmental Management Register and affected by a contaminating activity).
Importantly, as part of the original 31 hectare land subdivision, through detailed infrastructure charges negotiations relating to existing buildings and impervious area HPC secured $1.85million of infrastructure charge credits for the client.
